Sometimes boy cats, when they are around other cats, don't realize they've been fixed. They start to mark territory. If I were in your shoes, I'd go back to the original brand of kitty litter. As for the place on the carpet, there is something in the US called Nature's Miracle and something else called OUT. You could try those products. They are sold at pet stores. You can also try placing a large sheet of aluminium foil (tin foil) over the area. Cats hate to step on that stuff.
